We sell unique and beautiful homes in Marlow, mostly at a million pounds and above. We take on a small number at a time, deliberately, because the alternative is your house becoming one of forty in a window and one of forty in somebody’s inbox.
Selling a home at this level is not a volume business. It needs someone who has stood in the house, understood what makes it particular, and then put it in front of the specific people who will want it. That is difficult to do forty times at once. It is very doable twice.

A 1950s house rebuilt in 2008 to almost twice its original size, five minutes’ walk from Sir William Borlase’s. A German-made In-toto kitchen with black marble worktops and an electric Aga. Outside, a nine by four and a half metre heated pool, and a pool house with a living green roof so the filtration plant is neither seen nor heard. In spring the wisteria over the front lawn comes out before anything else in the garden does.

Behind wrought iron gates at the quiet end of a cul-de-sac, with direct frontage onto the Thames and three balconies looking over it. The walled garden does two jobs at once: privacy, and flood defence. A short walk from the High Street, with the option to rent a mooring nearby. It sold to a buyer who wanted the position and the scope to rework the house around it.

Worth knowing before you decide anything. Marlow does not move in isolation, so the figures below track the whole £1m+ market across South Buckinghamshire and Henley-on-Thames in the first quarter of 2026, not Marlow alone. They are the conditions your sale happens in.

Demand has held up. There were 193 sales agreed in Q1, the second strongest first quarter in the dataset and ahead of the 172 a year earlier. Buyers at this level are largely equity-rich and less troubled by mortgage rates than the wider market. What has changed is how they behave. They take longer, they compare more, and they walk away from anything that does not look like value next to the alternatives.
Which is why those three numbers matter. Your house is no longer judged on its own. It is judged against everything else a buyer can see in the same price band, often on the same afternoon. A home launched at an ambitious price to see what happens gets corrected in public, and buyers notice the date it launched. And agreeing a sale is no longer the milestone it was. Getting it to exchange is.
There is a timing point too. In the last quarter of 2025, 233 homes launched across the region. In the first quarter of 2026, 468 did. This market is heavily weighted towards spring, and the homes that do best are the ones planned around that rather than drifting into it.
How we sell a home in Marlow
Three things, in order.

We price your home last, after you have hired us. The industry habit is to quote high to win the instruction, then ask for a reduction six weeks later. That costs you the first three weeks, the only weeks when every active buyer in your price band sees your home for the first time. We also price inside Rightmove’s search brackets rather than just above them. Ask for £1,005,000 and a buyer searching up to £1,000,000 never sees the house at all.

Before we photograph anything, one of us, usually both, spends an hour walking round with you. Not measuring. Listening. Which room you sit in when the house is empty, what you changed and why, where the light lands at four o’clock in October. That hour is where the marketing comes from: editorial photography, cinematic video with drone footage, and brochure copy we write ourselves about your house and no other.

Prime placement on Rightmove and OnTheMarket, direct approaches to buyers already on our register, and social that treats each home as its own story rather than the same listing posted four ways. Then, after every viewing, a voice note from us before the buyer is back in their car. Who came, what they said about the kitchen, what they were comparing you to, whether they are coming back.
And then the part nobody markets
About half of the homes that go under offer in this country never complete. That is not bad luck. It is what happens when sales progression is the fortieth job on somebody’s list.
We do it ourselves. From the day an offer is accepted we are calling the buyer, both solicitors, the surveyor and everyone else in the chain on a schedule, raising problems while they are still small. Given what fall-throughs did in Q1, this has quietly become the most valuable thing we do.

What is my Marlow home worth?
Our online tool will give you a starting figure in a couple of minutes, and it is worth having. But a number generated from postcode averages cannot see your kitchen, your garden aspect or the work you did in 2019. For that we come to the house. It takes around 90 minutes, it is free, and you are under no obligation afterwards. You will leave the conversation knowing what we think your home is worth, how we would market it, and roughly how long it should take.
What do you charge to sell a home in Marlow?
1.75% plus VAT, payable only when the sale completes. At the point of instruction there is a refundable payment on account covering the photography, video, brochure design and floor plans. It comes back to you in full on completion, so on a successful sale the commission is the whole of what you pay. Both numbers are on the table at the first meeting and nothing appears later.
How long does it take to sell a house in Marlow?
Most homes we take on complete within 12 to 16 weeks, and that is instruction to completion, not instruction to offer accepted. Where it runs longer it is usually because the house is genuinely unusual and we are waiting for the right buyer rather than taking the first one. We will tell you honestly which of those we think yours is when we come.

How are you different from the Marlow high street agents?
We keep the number of instructions low, so the same two people handle your sale from the first conversation to the day the keys change hands. Nobody passes your house between departments. Nobody is doing your progression at nine o’clock as the last item of the day. That is the trade: less frontage on the High Street, considerably more attention.
My Marlow house did not sell with another agent. Can you help?
Often, yes. It happens more than people think, and the house is rarely the problem. Usually it is the price it launched at, the photography, or the buyers it was shown to.
